HVAC contractor insurance in Spokane

Gas, refrigerant, electrical and roof access in one trade — and a service calendar where the busiest weeks are also the ones with the least margin for error.

Carbon monoxide is the claim to plan around

It is rare and it is catastrophic. A combustion or venting error that produces a CO exposure in an occupied home is the one claim that can exceed a $1M limit on its own, before any argument about punitive damages. HVAC contractors working on gas appliances should treat an umbrella as standard equipment rather than an upsell, and should keep combustion-analysis records on every install.

Seasonal payroll and your audit

Spokane HVAC work is violently seasonal — the July heat and the January cold both produce weeks where you are running every tech you can find. If you add temporary labour, make sure it is on the books correctly. Uninsured subcontract labour discovered at audit gets charged back at your own class rate, and it is a nasty bill to receive in a slow month.

Refrigerant, and what the policy excludes

Standard general liability contains a pollution exclusion, and refrigerant release can fall inside it depending on the form and the circumstances. Limited pollution endorsements are available and inexpensive. If you hold meaningful refrigerant stock or work on larger commercial systems, it is worth asking the question before you need the answer.

Biggest exposures for hvac contractors

  • Carbon monoxide claims from a furnace installation or service
  • Refrigerant release and the EPA exposure attached to it
  • Water damage from condensate lines and failed coils
  • Falls during rooftop unit work

Questions

HVAC Contractors insurance FAQs

General liability with completed operations, workers’ compensation through L&I for employees, commercial auto for service vehicles, a contractor’s equipment floater for tools and recovery machines, and realistically an umbrella because of the carbon monoxide exposure.

Not reliably — the standard pollution exclusion can apply. A limited pollution endorsement closes most of that gap and costs very little relative to the exposure. Ask for it specifically rather than assuming it is included.

Yes. A vehicle titled to the business, carrying tools and parts and wearing your signage, is business use. Personal auto policies exclude it, and the exclusion gets applied at claim time rather than at quote time.
