Business owner's policy (BOP) in Spokane

General liability and commercial property bundled into one policy, usually for less than buying them separately.

A BOP is the workhorse policy for small and mid-sized businesses — liability, building and contents, and business interruption income in a single package. For most Spokane retail shops, offices, restaurants and small contractors, it is the right starting point.

The business interruption piece

Owners focus on the property damage and underestimate the income loss. A fire that takes eight weeks to repair takes eight weeks of revenue with it, while rent, loan payments and key staff still have to be paid. Business interruption coverage inside a BOP is frequently the part of the policy that saves the business, and it is worth setting the limit against real numbers rather than a guess.

Who qualifies

BOPs are designed for businesses under a certain size and risk profile — generally smaller premises, modest revenue and operations that are not unusually hazardous. Manufacturers, contractors with heavy equipment, and anything with significant off-site exposure often need a commercial package policy instead. We will tell you which side of the line you fall on.

What to add on

Most BOPs can be extended with cyber liability, equipment breakdown, employment practices liability and hired/non-owned auto. Each is cheap as an endorsement and expensive as a standalone policy, so it is worth deciding at the point you set the policy up.

What Business Owner's Policy (BOP) covers

  • Everything general liability covers
  • Your building, equipment, inventory and fixtures
  • Lost income while you cannot operate after a covered loss
  • Optional add-ons for cyber, equipment breakdown and more
What this looks like

A burst pipe floods your retail space in February. The BOP pays to repair the building and replace ruined stock — and then pays the income you lose over the six weeks you are closed, so payroll and rent still get covered while you rebuild.

Business Owner's Policy (BOP) FAQs

Not for their injuries — that is workers' compensation, which is separate and, in Washington, usually through L&I. A BOP covers your liability to third parties and your own property.

Yes. Your landlord insures the building shell. Everything you put inside it — equipment, inventory, furniture, and often the improvements you paid to install — is yours to insure.
