Commercial property and landlord insurance in Spokane
Commercial buildings, apartment blocks, HOAs and the managers who run them — coverage written around the building and the liability that comes with tenants.
Coinsurance and construction costs
Building limits set a few years ago are frequently short now, and a coinsurance clause means the shortfall reduces every claim proportionally — including small ones. An updated valuation at renewal is cheap insurance against an expensive surprise.
Loss of rents
If a fire makes eight units uninhabitable for five months, the mortgage does not pause. Loss of rental income coverage is the equivalent of business interruption for a property owner and should be set against the actual rent roll.
Vacancy
Most commercial property forms restrict or suspend coverage once a building has been vacant beyond a set period, typically 60 days — commonly cutting off vandalism, water damage and glass. If a building is between tenants, tell your agent before the clock runs out, not after the claim.
Biggest exposures in this class
- Tenant and visitor injury claims
- Freeze and water damage in vacant or part-let units
- Underinsurance as construction costs move
- Loss of rental income after a covered loss
