Commercial property insurance in Spokane

Covers your building, equipment, inventory and improvements against fire, theft, water and storm damage.

Whether you own the building or lease the space, the contents are yours to protect. Spokane adds its own hazards — hard freezes that split pipes, wildfire smoke and ash, and the occasional wind event that takes out a roof.

Replacement cost vs actual cash value

This single setting decides whether a claim rebuilds your business or leaves a hole in it. Actual cash value pays what the property was worth after depreciation — a ten-year-old roof pays like a ten-year-old roof. Replacement cost pays what it costs to replace today. The premium difference is modest; the claim difference is not.

Coinsurance, and why underinsuring backfires

Most commercial property policies carry a coinsurance clause requiring you to insure to a set percentage of value, commonly 80% or 90%. Insure for less and the carrier reduces every claim proportionally, including partial losses that never approach the limit. Construction costs have moved sharply; limits set five years ago are frequently short now.

Spokane-specific exposures

Freeze and water damage is the most common winter claim here by a wide margin. Wildfire smoke and ash contamination has become a real summer exposure across the Inland Northwest. Neither is automatically excluded on a standard form, but the sublimits and deductibles vary a lot between carriers — worth comparing rather than assuming.

What Commercial Property covers

  • Buildings you own, inside and out
  • Equipment, inventory, furniture and fixtures
  • Tenant improvements and betterments you paid for
  • Business income while the premises are unusable
What this looks like

A January cold snap freezes a sprinkler line above your warehouse. Water destroys $90,000 of racked inventory overnight. Commercial property replaces the stock, dries out the building and keeps income flowing while you restock.

Your contents and your tenant improvements. If you paid to build out the space — walls, lighting, flooring, cabinetry — that investment is yours to insure, and it is routinely left off policies.

Not by a standard commercial property policy. Flood is a separate policy. Burst-pipe and sprinkler water damage is covered; rising surface water is not.

Replacement cost on the building, current replacement value on contents, and an honest count of tenant improvements. We can run a valuation rather than roll last year’s number forward.
